Fees for Landlords

Tenant find:


Fee: One month’s rent plus VAT collected at the start of the tenancy for the first year.

INCLUDES:
Marketing/advertising the property
Arranging for an EPC to be obtained
Regular feedback on marketing
Accompany all viewings by permanent member of staff
Finding a suitable Tenant and negotiating terms
Reference verification/credit investigation
Preparation/negotiation of Tenancy Agreement
Organise a professional inventory and arrange a check in
Register Tenants deposit with the DPS and provide prescribed information/certificate to the Tenant within 30 day timeframe
Advise on regulations and ensure all documentation /certificates are in place
Receipt of cleared funds for initial rent and deposit prior to tenancy commencing
Sign up new Tenants ensuring all paperwork/payment received prior to handover of keys and provide Tenant with Agent/Landlord contact details
This fee will be charged for the initial term only.


Tenant Find & Rent collection:


Fee: 12% inc VAT of rent, collected as and when the rent is collected.

INCLUDES: AS PER TENANT FIND SERVICE PLUS:

Collecting the monthly rent
Crediting the money to yourself (less our fees)
Where required, if rent in arrears to chase rental payment
Monthly statement
This fee will be charged on every tenancy renewal.

Full Management:

Fee: 15% inc VAT of rent, collected as and when the rent is collected

INCLUDES: AS PER TENANT FIND SERVICE AND RENT COLLECTION PLUS:

Quarterly property inspections and written report with photographs to Landlord
Ensuring your property is ready to let with all regulations adhered to and arrange all necessary certificates on your behalf
Handling of any maintenance issues and informing Landlord
Arrange for annual gas safety inspection, annual electrical PAT test, 5 yearly inspection test and carbon monoxide/smoke alarm tests (checked on start date by P & S)
We only use professional and trusted local tradesmen with no hidden costs or "mark ups" on invoices
Handling the deposit returns on your behalf
Managing repairs and arranging quotes on your behalf
Hold a set of keys throughout the tenancy
Hold a working fund and make payments on your behalf
This fee will be charged for the duration of the tenancy.

Interest on unpaid commissions or other monies due at 3% above the base rate of the Bank of England.
