The Letting process

Letting a property and becoming a Landlord is a great income generator however, it can also be a daunting task with a vast amount of paperwork to complete and rules and regulations to be adhered to. Before you sit back and watch the funds roll in, we make it our aim to ensure you know exactly what’s involved so it is as hassle free as possible. Here’s a brief guide to the Purdie & Swan process….

1 Instruct an agent

Decide on your agent and what service you require. You will then be asked to sign Terms of Business - there are no up-front fees! If the property does not have one, we will organise an Energy Performance Certificate. If you are overseas we will ask you to complete an Inland Revenue non-resident Landlord form as this can take some time and we do not wish to withhold money if we don’t have to. You should obtain consent from your mortgage company and inform your insurers at this time that you are planning to let the property.

3 Once an offer is received

We will negotiate and agree the offer and a holding deposit will be taken from the prospective Tenant as confirmation of their intent. We will then take out references on the Tenant, draw up and negotiate the Tenancy Agreement and arrange for an independent inventory clerk to compile a schedule of condition prior to move in. Arranging of a gas certificate, electrical and PAT checks, smoke and carbon monoxide alarms, cleaning and other conditions of your tenancy will at this time be carried out by us as the agent if we are managing, or by you if not.

2 Commencement of marketing

Unlike most letting agents, we only use professional photographers for our rental properties, so we arrange for them to visit your home. We will draw up property details of the highest quality which also include floorplans. At this point it is ready for open marketing, which includes exposure on the largest property portal, Rightmove. We accompany all viewings and are highly professional when it comes to liaising with you or the Tenant for access. It will always be a permanent member of staff; this is invaluable as we make it our business to know your property nearly as well as you do! We will also update you regularly on the marketing of your property.

4 Move in

Once acceptable references are received and at the time of move in, we will ensure we have a signed Tenancy Agreement, cleared funds and a deposit to hold against dilapidations with one of the approved government schemes, the Deposit Protection Service. The Tenant will visit our office on the start date and we will provide them with all necessary documentation. Once this is all in order we hand over the keys to their new home!
